At JK Closing Attorneys, a Florida quitclaim deed is a $350 flat fee that includes attorney preparation, attorney review, the standard county recording fee, and recording. The only other costs are documentary stamp tax when it applies (generally $0.70 per $100 of consideration, including any mortgage balance) and an optional $250 remote or mobile notary.

- Attorney review of your situation, including homestead, mortgage, and tax issues
- Retrieval of your current vesting deed and legal description from county records
- The standard county recording fee
- Submitting the deed to the Clerk of Court for recording
- Electronic delivery of the recorded deed
- Hold harmless agreement for grantor and grantee
Card payments include a processing fee that is shown before you pay. There is no processing fee when you pay by Zelle, Cash App, or Venmo.

Government costs: recording fees
Every Florida county charges the same statutory recording fee: $10.00 for the first page and $8.50 for each additional page (s. 28.24, F.S.). Our flat fee covers recording for a standard deed. Unusually long legal descriptions or attachments that add pages may add a few dollars, and we tell you before recording.
Government costs: documentary stamp tax
Documentary stamp tax is a state tax on deeds, paid when the deed is recorded. It is calculated on the consideration for the transfer, rounded up to the next $100. Consideration includes money paid and the outstanding balance of any mortgage, in proportion to the share of the property transferred.
| Where | Rate |
|---|---|
| 66 counties (all except Miami-Dade) | $0.70 per $100 |
| Miami-Dade, single-family residence | $0.60 per $100 |
| Miami-Dade, all other property | $0.60 + $0.45 surtax = $1.05 per $100 |
Examples (outside Miami-Dade)
- Gift of a paid-off home to your daughter: nominal consideration ($10). Tax: $0.70.
- Adding your brother as a 50% owner of a home with a $200,000 mortgage: consideration is half the mortgage, $100,000. Tax: $700.
- Transferring a rental with a $300,000 mortgage to your LLC: consideration is generally the full mortgage balance. Tax: $2,100.
- Adding your spouse to your mortgaged homestead: exempt under s. 201.02(7)(b), F.S., when the mortgage is the only consideration.
- Transferring the marital home to a former spouse under a divorce: exempt under s. 201.02(7)(a), F.S.
We calculate documentary stamp tax during attorney review and collect it separately before recording. You are never charged more than our fee without being told first.
Attorney flat fee vs. doing it yourself
Blank forms are available from some clerks, and Florida does not require you to use a lawyer to deed your own property. People hire us because the costly mistakes rarely show up on recording day. They show up later: a lost homestead exemption, a reassessed tax bill, a deed rejected for missing witness addresses, or a title problem found when the property is sold. A flat fee with attorney review is cheap insurance against those outcomes.
